Weather stripping is the primary aspect to consider when you are repairing windows with sash. It's located on both the frame and sash. If it's loose or worn out, it could cause drafts and other problems. Begin by identifying the brand of window and the glass manufacturer's date (etched on the corner of the glass or the aluminum spacers between panes). Remove the sash, and mark its width and height so you can find a replacement weather stripping that matches.
Then, remove the sash from the holder and place it on a flat surface to allow you to see all four sides. Sash Hardware

It is important to have the tools you require before you start. Mark the hinge channel location on the frame (Photo 1) using pencil. This will allow you to place the channel in the proper location after you've completed. Then, remove the sash and take off the hardware including the parting beads (Photo 2) and the chains or cords that hold it in place. Sash Weights

doors repairs are to replace a damaged cord or simply to keep the windows functional, replacing worn out weights for sash will improve its operation and help reduce the energy cost. Sash weights are made of heavy iron or lead cylinders that are enclosed in a hidden cavity and attached by a rope to the movable window sash. These weights provide counterbalance, allowing the window to be opened and closed without the use of electrical or mechanical devices. If they fail, sashweights are often neglected or not used by homeowners.
It's not easy to retrieve a sash-weight that has fallen from the cavity, so you'll need to find one that fits correctly. You will also require a new piece of string, a length sashcord and some sashpulleys to tie the weights you are replacing to the cord.
Mortise and Tenon joints can be used to join older wood windows. Pin punch and hammer can be used to cut off the wood pegs holding the parts together. The majority of these pegs are big on one side, but smaller on the other. It is crucial to first remove the smaller diameter sides. Later sashes used glue instead of pins. They can be cut with a knife and mallets.
After the sash is removed then you can take out the sash stop and gain access to the weight pocket. Usually, this is done through an opening in the bottom of each jamb. This hole is covered by an access panel made of wood that can be ripped off so that you can observe the inner workings of the frame.
Once the sash is stopped and the access panel is removed, you are able to remove the old weight and replace it. Be sure to weigh the sash before you do this, since the old weights may be different in size from the one you need. Once the new weight has been installed, run the string through the sash pulling mechanism. Then, attach the string to your boxed frame. Leave a few inches of space at the head of the string to allow future adjustments.
Sash Cords
In the majority of double-hung windows, a chain or cord is connected to the weights. This supports and keeps the sashes within the jamb balanced. As time passes, these cords may break, making it impossible to raise the window. A new sash cable will restore the ability to move and lower the sash, and ensure it stays in place when opened.
To replace sash cords, the first step is to remove the access panels from the jambs. These are usually screwed or nailed in and need to be removed. It may be possible to take them out using an axe or hammer, however, it is best to lay out dust sheets before starting any work.
After removing the access panel, you are able to begin working on the sash. Use a flat bar or chisel to pry the small partsing beads out of their grooves. It is important to take your time because they are usually stuck or nailed to the floor. If the sash is still in place, break the mortise and the tenon joints by using pin punch and hammer or screwdriver, and then take out the wood pegs on each component. The sash should be able move freely now, but it might require some lubrication to make it feel less stiff.
Determine the length of sash chain/sash cord needed to reach the sash slot at the bottom, and the pulley at the top of the jamb. Cut the cord or chain and attach it in the previous step. You can use a hammer and screws or nails, however nails are less likely to cause damage.

It's best to leave the original weights in place unless you've purchased a kit to replace the counterbalance. They are not expensive and simple to install if you purchase them from salvage shops for architectural use. Based on the size and shape of your window, you may need to use one or two sashweights to keep it open.
